Welcome to the Pack Creek Community!
On behalf of the Pack Creek Water Company (PCWC) Board, we are including important information we hope you will find helpful in explaining our role and responsibilities in the community.
1) PCWC Board of Trustees and Officers:

2) Our primary method of communication is through our Google Group. We have added you as members so you should start receiving emails from the PCWC Google Group. We have found that it is the easiest and most expeditious method of communicating and providing information to the community we serve. We also prefer that all questions to the Board regarding water company business be sent to Board@PackCreekWaterCompany.com In this way our communication with shareholders is transparent and everyone is informed. We also have a community email list with everyone's emails that you have been added to. It can be cut and pasted into an email to everyone regarding something that is NOT a part of water company business. We have attached that email list for you.
3) All shareholders hold a Water Share Certificate in their name and the prior owner must surrender the old share and pay a share transfer fee of $250. This is usually done at closing. A new water share will be issued in your name. Your Certificate is typically kept in our fire proof safe, so that if you choose to sell your property in 20 or 30 years you will not have to locate it. Should you prefer to take possession of your Certificate please let us know.
4) The Pack Creek Water Company serves the seven subdivisions that make up the Pack Creek Water Company Service Area. These subdivisions and their creation / amendment dates are: M-4 (1987), Addition #1 or the Pack Creek Ranch HOA (1987, 2003), Shanteau (1989), Addition #2 (1989, 1991, 1993), Addition #3 (1995), Addition #4 (2002), and The Churchill Property (2016). Although each subdivision is subject to its own set of covenants, most of these; such as limits on building sizes and footprints and restrictions on subdividing properties, well drilling, and nightly rentals (except for the Ranch HOA) are consistent throughout the community. There are a total of 43 lots within these subdivisions with each lot representing one outstanding share of the PCWC (43 active shares). Presently, there are 36 lots with completed homes (including the 10 Ranch cabins), one lot with an unfinished home and 6 lots without any structures.
The Pack Creek Water Company operates and maintains the community water system. The company’s governing documents and all other relevant information you may require can be found on the company’s website packcreekwatercompany.com. The Pack Creek Water Company is managed by the Board of Trustees, an all-volunteer group of company shareholders elected each year at the company’s annual meeting in May. The Pack Creek Architectural Control Committee, made up of the Board of Trustees of the Pack Creek Water Company also has the authority for architectural control and covenant enforcement for all subdivisions except M-4 and Shanteau.
5) Cory Langston is the Water Company's operator and should be your first contact for any water service issues. Our former operator (and Cory’s father), Nate Langston should be contacted if Cory cannot be reached.

6) The Annual Meeting of the Shareholders is held on the first Saturday of the month of May for the purpose of electing the annual Board, approval of the Annual Budget and Assessments and for the transaction of such other business as may come before the meeting. Because of the important business conducted and voted on at this meeting, shareholders are requested to attend, either in person or online, or to give their proxy to another shareholder. Our meeting in 2025 will held on May 3rd. The Board also holds monthly work meetings the first Thursday of every month and will occasionally call for a shareholder meeting when it deems strategic topics should be shared and discussed.
7) The operations of the Water Company are financed by shareholders. The Company’s Financial Reporting Year begins June 1st and ends May 31st. The Company budget is developed yearly by the Board of Trustees and voted on by shareholders at the annual meeting in May.
The budget has two parts: Water company operations and the water company capital fund.
The Water Company will mail bills to shareholders on June 1st. At least half of the payment is due by June 30th. All fees must be paid in full by October 31st, otherwise penalty fees and interest will apply.
